Maintenance Technician:
If you are naturally a troubleshooter – and have a knack for solving mechanical challenges – our Maintenance tech position will be a good fit for you. Your role is essential for maintaining our high level of customer service as well as the cleanliness and marketability of the community to renew and secure new leases.
We're in search of a Maintenance Technician to provide a customer-centric focus to the overall property maintenance service and repairs in the areas of HVAC, plumbing, carpentry, painting, machine, and electrical work. This position provides maintenance and upkeep of buildings and equipment and carries out the repairs at a designated property. The Maintenance Technician ensures a high level of professional services for residents on the property, responds to service requests, establishes a preventive maintenance schedule, prepares units at turnovers, and helps to plan and execute capital improvements.

The Day-to-Day:
The activities listed below are not all-inclusive. However, they are indicative of the type of activities normally performed by the Maintenance Technician.
- Operates all building services and preventative maintenance programs to the best of industry practices, The Prime Company Standard Operating Procedures, and in compliance with the State/Federal Govt./OSHA's Codes/regulations. Ensures compliance with OSHA and other industries' required training.
- Supervises the day-to-day operations including but not limited to heating, ventilating, air conditioning (HVAC), plumbing and piping, fire protection, and general building maintenance and troubleshooting
- Oversee the operations of all life safety systems including fire pumps, fire alarm monitoring panels, dry/wet sprinkler systems, visual and audible alarms, backflow preventers, smoke detectors, CO2 sensors/alarms, fire extinguishers, emergency lighting, means of egress, fire dampers.
- Manages facilities budgets
- Reviews completed work to verify conformance to standards or repair requirements.
- Ensures all emergency, routine maintenance/repairs are carried out in a timely and professional manner.
- Responds promptly and effectively to all safety/risk management-related issues at the property.
- Review completed work orders for accuracy of labor hours, material cost, and track recurring equipment failures.
- Conducts regular inspection tours of buildings, interior common areas and the exterior of the property, equipment and surrounding grounds for deficiencies, potential safety, health, or code problems and necessary repairs.
- Oversees and supervises "Turn" preparation including the prompt inspection of vacated units, makes appropriate repairs and charges, and ensures completion as scheduled.
- Inspects vacant units after repairs and maintenance have been completed to determine the quality of work performed and readiness for occupancy.
- Works directly with the General Manager to maintain inventory of parts, tools, and supplies to maintain inventory within budget.
- Maintains shop appearance and all mechanical, supply, electrical and storage facilities on site.
- Ensures proper maintenance of equipment to ensure warranty compliance and extended useful life.
- Oversees all other contracted work in the building. Obtains bids and negotiates prices with vendors and contractors, as approved by the General Manager or the Regional Manager.
- Ensures proper safety procedures are being followed; Personal Protective Equipment is used, and health & safety policies are enforced.
- Effectively implements standard operating procedures and preventive maintenance programs according to standards.
- Escalates unique or urgent repairs/replacements to General Manager and Regional Manager.
- Maintains records on all major systems including maintenance manuals, manufacturers cut sheets, warranties, and equipment specifications.
- Works closely with the General Manager and Regional Manager to manage, formulate and track facilities and capital budget.
Qualifications:
- High School/GED, Trade School or Military training is required.
- A minimum of two years of relevant experience managing building systems in multi-unit residential properties is preferred
- OSHA experience preferred
- EPA 608 Universal Certification Preferred, not required.
- HVAC certification and good working knowledge of HVAC are preferred.
- Prior experience with apartments, move-out, make-ready, and move-in processes is required.
- Expertise in plumbing, HVAC, electrical and mechanical systems as well as generally accepted maintenance practices.
- Knowledge of relevant building systems and maintenance techniques required, appliance repair, light carpentry, plumbing, electric and general maintenance.
- Operates with a safety mindset with all procedures and activities at work.
- Ability to read and interpret documents such as design drawings, blueprints, safety guidelines, operating and maintenance instructions and procedural manuals.
- Basic computer working knowledge including Microsoft Office and Property management software required.
- Possession of a valid driver's license.
- Ability to manage multiple projects simultaneously, set priorities and meet deadlines required.
- Demonstrates a customer focus with the recognition that they are working in other people's homes and promotes good public relations with residents, service staff, contractors, and management through great "people" attitude and resident trust. Displays a courteous and professional attitude towards residents and other employees.
- Ability and willingness to respond to after-hours and weekend emergencies and participate on the on-call schedule.
Working Environment and Physical Demands:
Extensive mobility including the ability to lift 100 lbs. as necessary, as well as the ability to kneel, crouch, crawl and climb to reach items in need of repair.
Must be able to stand for long periods of time (8 hours or more per day) to perform the following physical activities: bending, climbing step ladders, lifting, carrying, grasping, gripping, turning, reaching above shoulders, pushing and pulling, climbing stairs; stooping and squat kneel.
